Is there any way to get around the comparable house thing when you finance a house?

so basically my bro wants this farm house, his credits good he was approved for way over the asking price, the only thing thats keeping him from getting it is this comparable house, apparently the bank needs a comparable house within a year of being sold to get the loan, and they cant find comparables for this farm house because its an old house, with 50 some acres so everything there finding isnt close enough, its like someone has to blink first, how else are you going to have comparables unless you sell first, so is there anyway around it, its threw pnc bank if that makes a diff.
